Scam test: what is the seller or dealer telling you?
Most land frauds start before any paper is checked. Answer honestly – it takes two minutes and nothing is saved.
How the deal is being pushed
Are they rushing you – “another buyer is ready, pay the token today”?
Is the price much lower than other land nearby?
Are they saying “sign an agreement or notary now, registry later”?
Is the seller the real owner?
Is someone selling on a power of attorney (mukhtarnama) instead of the owner coming?
Does the recorded owner live far away, abroad, is very old, or has died – and a “relative” is selling?
Does the seller’s father’s or husband’s name on their ID differ from the Khatauni?
Is the seller avoiding meeting at the tehsil or in front of the Patwari?
Papers and the plot
Have you only been shown photocopies or WhatsApp photos of the papers?
Were you shown the plot only from far away, or discouraged from visiting?
Is a dealer selling many small plots cut from one field, with “plot numbers” not in any record?
Money
Are they asking for cash?
Are they asking you to pay into the dealer’s or a relative’s account, not the seller’s own?
